Fastighet represents Umeå municipality as a property owner and is tasked with acquiring, managing and decommissioning premises for municipal operations. We manage more than one million square meters of schools, health and care facilities, cultural and leisure facilities and more. Within real estate, there are four management areas: Construction and Real Estate Technology, Property Management, Administration and Strategic Support, and Property Operations. Property Management is responsible for the operation, maintenance, supervision and energy measures in the municipality's properties and is divided into four management areas. Each area has a manager, operations coordinator, operations technician, caretaker and electrician. Property Operations also has employees working with ground and green space maintenance, energy, ventilation, electricity and electrical safety, locks and alarms and technical administration. In total, Property Operations consists of around 80 employees. We are now looking for a caretaker who, together with the other employees in property operations, will be responsible for operation, maintenance and supervision as well as energy measures in the municipality's properties. Your tasks As a property manager, you will have property responsibility for a number of properties, you are part of a group consisting of the operations area manager, operations coordinator, operations technician, electrician and property manager. In total, we are about 20 people working in each area and together with your colleagues you are responsible for the daily operation and maintenance of the operating area. You will carry out supervision and maintenance of properties and technical installations, troubleshooting and preventive maintenance work. The tasks also involve troubleshooting, repairs and systematic fire protection work and responsibility for ongoing tenant contacts. You will also handle our operations' fault reports in our case management system. We at Fastighet have a strong focus on sustainability issues, the environment and energy, you will contribute to that teamwork by following up our energy use. This is a job for you who want to have tenant contacts, property responsibility and be the one who represents Fastighet and Umeå municipality in contact with our contractors, for example the contractors who handle all land and green space maintenance and snow shoveling. About you We are looking for you who have completed your 3-year upper secondary education in Operation and Maintenance / Property Technology or have completed other adult education with a real estate focus or equivalent. You have previous experience of working as a caretaker/property technician or similar. If you have experience in plumbing, electricity, locks & access systems, service & repair of white goods, as well as catering machines, it is also meritorious. As a person, you are service-oriented, responsive, communicative and have good collaboration skills. You are responsible and are no stranger to working independently, which is important in such an assignment that requires you to be solution-focused and able to solve challenges independently.
