Fastighet represents Umeå municipality as a property owner and is tasked with acquiring, managing and decommissioning premises for municipal operations. Together we manage just over one million square meters. Within real estate, there are four management areas: Construction and real estate technology, Property management, Administration and strategic support, and Property operations. We are a broad organization with several different management areas, where you get the chance to develop and grow as a person. Property Management is responsible for the operation, maintenance, supervision and energy measures in the municipality's properties and is divided into three management areas. Each area has a manager, operations coordinator, operations technician, caretaker and electrician. Property Operations also has employees who work with ground and green space maintenance, energy, ventilation, electricity and electrical safety, locks and alarms and technical administration. In total, Property Operations consists of around 80 employees. About the role As an operations technician, you will be responsible for the supervision, maintenance and development of technical installations in a number of properties for which you are responsible. You will contribute to preventive and corrective maintenance, work on energy optimization and ensure that our premises maintain a high level of safety and quality. You follow up on regulatory requirements, coordinate with contractors and suggest improvements that add value to both the business and the community. Your tasks include, among others: Optimizing technical systems for better and sustainable building operations. Follow-up and actions for energy and environmental improvements. Ensuring fire protection and regulatory requirements in our buildings. Participate in inspections, energy surveys and projects in new construction and renovation. Administer in systems and collaborate with colleagues and external parties to find the best solutions. About you You who apply have: Education from qualified vocational training (KY) operating technician with a focus on real estate or university education operating technician with a focus on real estate or equivalent knowledge. Worked in the real estate field with operational issues, and preferably as an operating technician or real estate technician with similar tasks. Good knowledge of heating and ventilation and control and regulation systems. We would like to see that you have worked with locks and passageways as well as sprinkler and fire alarm systems. General electrical qualifications are an advantage, but not a requirement. Good computer skills. B driving license, to be able to get to and from the workplaces. Fluency in spoken and written Swedish, and basic knowledge of English. As the position involves a lot of contact with customers and contractors, you will need to be service-oriented and responsive with good communication skills. You will often be given a lot of freedom to solve different challenges, so we believe you will enjoy working responsibly and independently. We attach great importance to personal suitability. As the position involves access to the municipality's premises, technical installations and work in environments where children and young people are present, suitability checks are carried out. Prior to employment, an extract from the Police's criminal record and suspicion register will therefore be requested, in accordance with current legislation.
